Locust Street to Welcome New Commercial Spaces with Unique Design Elements

A new development at 2530 Locust Street is poised to transform the commercial landscape near New Mexico State University (NMSU). This under-construction shell building will offer over 8,000 square feet of leasable space, segmented into five units ranging from 1,200 to 1,800 square feet, and a shared parking lot of 32 spaces with additional parking across the street at the Pan Am Plaza. The development promises to deliver essential amenities and a vibrant environment designed to engage pedestrians and foster community interaction.


Designed by Joseph Fuemmeler of Desert Peak Architects, whose offices are located at 311 N Main St in downtown, this shell building is anything but ordinary. It features unique material selections and staggered building fronts that add visual interest and encourage pedestrian engagement. The design meets the University Corridor requirements with 50% glazing on the front facade, ensuring interior spaces are bathed in natural light and creating a welcoming atmosphere for tenants and visitors.

The land for this project is owned by the NMSU Regents, with Greer Enterprises securing a long-term lease to bring the vision to life. Based in Santa Fe, Greer Enterprises has a proven track record of successful developments, including the next-door Pan Am Plaza, further underscoring its commitment to enhancing the Las Cruces area. Next Generation Contracting, another Santa Fe-based company known for its quality craftsmanship, is handling the construction, ensuring the project will be completed to the highest standards.


Rick Stoes with Colliers is managing the preleasing for these exceptional spaces. While official tenant announcements are still pending, there are exciting rumors suggesting potential occupants could include popular brands like Cheba Hut 'Toasted Subs' and Insomnia Cookies. These potential tenants could inject a vibrant energy into the area, appealing to both students and the wider community.
